Mangadu – Peaceful and Affordable Abode


Mangadu is located in Kancheepuram district and is just 20 kilometres away from the city. Mangadu means ‘mango forest’. The town is famous for the Kamakshi Temple, where devotees come from all over the city to offer their prayers. According to history, Sri Adishankara visited this temple and placed the Ardha Mahameru Yantra. The surrounding areas are Poonamallee, Porur, Kundrathur and Tiruverkadu.

Connectivity

This locality is connected to other parts of city via roads. Buses operating from Tambaram, T. Nagar, Broadway and Koyambedu Market go to Poonamallee and Avadi via Mangadu. The other mode of transport is share autos which are in high demand here. The nearest railway station is Pallavaram Railway Station, which is around 11 km away, and Chennai International Airport is 13 km away from this locality.

Education and Entertainment

Beside the famous Kamakshi Temple, one can also find Velleeswarar Temple and Vaikunda Perumal Temple in this locality. This locality also shares space with some good schools and colleges. Shopping for daily needs can be done at supermarkets like Pure and Sure, Guna Supermarket, Heritage Fresh and Nilgiris in Porur. For entertainment you have Kishkinta Theme Park, which is just 15 km away from here.

Real Estate

The proximity to Porur, Kundrathur and also to DLF IT Park (10 km) has brought Mangadu to the real estate map. Builders are flocking to buy plots in Mangadu to construct residential apartments and commercial buildings. Employees working in DLF IT Park are looking for residential apartments as the prices are affordable and also for land for sale in Mangadu which can be used for investment purposes. There is a high demand for 2BHK flats in Mangadu. The average rent for a month can be Rs. 6000 to Rs. 9000 depending upon the area. Residential land, depending upon the facilities, can be priced at Rs. 1500 and above.

As the price for Mangadu plots are appreciating, considering the fact that it’s near DLF IT Park and places like Porur and Poonamallee, the people investing here can yield good returns in the coming years.
